2022 Home Design Trends

This year’s list of the top design trends is a continuation of many desires that manifested during the pandemic. The list is also a reflection of how buyers’ high expectations are changing home design. Here are the top 5 trends you’ll see in 2022:

1. The Home Office is Here to Stay - Almost all buyers now expect a work space. Whether it is a true office, flex space, or additional bedroom, those working from home need a quiet place to focus. Buyers also expect high speed internet connectivity. Although common in most areas in town, places like Awendaw and Wadmalaw may still lag, presenting an objection for buyers.

 
 

2. Quality, Quality, Quality - Location will always be king, but buyers who are paying top dollar expect high end building materials, fixtures and appliances. Buyers realize the headaches of renovating (supply-chain issues, delayed orders, contractor availability), so they expect these things to already be done. 

 
 

3. Color of the Year - PURPLE - Once considered the color of royalty, purple has become one of the most requested colors in home design. Bold, jewel purple tones play well with both vintage and modern decor. Or, you can tone it down and keep it coastal with a more pastel purple. If lavender really isn't the color for you, the top other color trend is an earthy khaki green. 

 
 

4. Functional Outdoor Spaces - As the pandemic forced more time at home, it also beckoned homeowners to the great outdoors. More people want outdoor entertaining areas, pools, kitchens and fire pits. Here in Charleston, mosquito spraying and screened porches are must haves.

 
 

5. Open Floor Plans… Kind Of - While there is no single floor plan that works for everyone, most buyers still want an open concept, especially between the kitchen and the living room. However, the dining room can be separate. The rooms can still be open with some definition between like an island or the ability to separate the spaces like a pocket door.
